Fractional Ownership
So is fractional ownership just a fancy form of timeshare? Not at all, with timeshare you have only the right to use a property for a set number of weeks a year; fractional ownership gives you an actual share of the bricks and mortar.
In essence, fractional ownership is the shared ownership of a property. Usually, the title deed is divided into fractions ranging from a quarter to a twelfth or even more. This gives you the right to stay in the property for the corresponding fraction of the year. You can also sell your fraction whenever you choose. A management company runs the property and each fractional owner contributes to an annual maintenance fund. Fractional ownership also gives periods of time in a specific property, but buyers actually own part of the equity in the property, often through a company. This means if the price of the property goes up, the value of your share will rise accordingly.
The capital growth on EXCLUSIVE leisure properties have a potentially larger growth margin because of this exclusivity factor. Add to this the tradability and affordability aspect and it should out-perform any other property type within your portfolio and exceed average property growth.
Because the fractional owner owns a share, he or she is entitled to ask any price when it comes on the market as a re-sale and has nothing to do with the value or valuation of the property. It always comes back to supply and demand and what people are prepared to pay for it.

It is also important to note that although the asset class it represents is property, this becomes a tradable asset in the form of a share but offers a two tier approach, namely the stability of property, but also the tradability of a share. |
